FEATURED HOME AND UPDATE ON THE HAILEY REAL ESTATE MARKET
As of the writing of this blog post there are only nine 3-bedroom homes on the market in Old Hailey listed under $400,000 and all are pending/under contract but three. So, it’s not surprising that the adorable home featured in these photos and located at 710 South River Street in Hailey went under contract the day after it was listed.
SO WHAT ARE THE CURRENT REAL ESTATE TRENDS IN HAILEY, IDAHO?
SINGLE-FAMILY HOME ANALYSIS:
The AVERAGE SALES PRICE for single-family homes in the city of Hailey in March was $473,391, up 4.6% over March of 2016.
INVENTORY is down 18.2% over March 2016.
CLOSED SALES in March 2016 were up a whopping 38.5% over March 2015. Closed sales were down this year over last year by 11.1%.
PENDING SALES are down 14.1% over March 2016.
The MONTHS SUPPLY OF INVENTORY based upon sales is down 23.7%.
The AVERAGE SALES PRICE for condos and townhouses in the city of Hailey in March was $193,792 up 14.3% over March of 2016.
INVENTORY is down 11.1% over March 2016.
PENDING SALES are up 44.8% over March 2016. (The Sweetwater condos are driving this number.)
The MONTHS SUPPLY OF INVENTORY based upon sales is down 7.7%.
CLOSED SALES in March 2016 were down up a dismal 29.5% over March 2015. But, closed sales were UP significantly this year over last year by 22.6%.
