SHOW ME THE NUMBERS!
The Sun Valley Single-Family Home Statistics:
- The median price of a single-family home in the Sun Valley MLS has not changed much compared to the 3rd quarter of 2017. This year the median price was $455,00; last year the median price was $452,500.
- Homes in Warm Springs have enjoyed the greatest appreciation comparing the 3rd quarter of 2018 with 2017. This year the median price of a home in Warm Springs in Ketchum was $1,497,500, compared with $760,000 last year, an increase of 97%.
- Ketchum's appreciation is up, too. Last year the median price of a home in Ketchum was $912,500. This year that number is $1,250,000.
- Across the entire MLS homes are selling for 95% of asking price, the exact same figure as last year.
- Not all the median sale prices are up. Prices are down 5% in Bellevue and down 9% in Elkhorn.

The Sun Valley Condo Numbers:
- The median sale price of condos in the Sun Valley MLS (across all areas) slid 6% from $360,000 last year to $335,000 this year.
- Condos in Sun Valley (exclusive of Elkhorn) are enjoying appreciation. The median price last year was $375,000 and was up 36% this year to $510,000.
- The median price of a condo in Warm Springs last year was $357,500 and has slid 13% to $307,500 this year. The number of condos under contract in Warm Springs are up 12% for the third quarter 2018. Does this mean buyers are seeing value in the Warm Springs condo market? Or?

The Sun Valley Townhouse Statistics:
- Overall, the median price of townhouses in the entire Sun Valley MLS increased 21%, moving from $375,000 last year to $455,000 this year.
- Townhouses in Elkhorn in Sun Valley also had healthy appreciation moving from $535,000 last year to $1,010,000 this year, up 88%

The Sun Valley Vacant Land Statistics:
- Ketchum experienced the greatest appreciation in median sale price of vacant residential land moving from $557,000 last year to $2,600,000 this year, an increase of 366%. If you'd like to know which lots contributed to this appreciation, just email or phone me.
- Vacant residential land north of Ketchum saw 125% appreciation. moving from a median sale price of $650,000 last year to $1,462,500 this year.
- Vacant land in Bellevue slid 17% in median price and Elkhorn took a big hit of 57%.
- The median price of vacant lots in Warm Springs in Ketchum increased 31% from $365,500 last year to $481,000 this year.
